There is no need to look any further. You have found your mortgage information nirvana. (Purchase, refinance, equity loan, home improvement, second mortgage, good credit mortgage, bad credit mortgage, mortgage calculators, etc...)

In my 16 years in the mortgage, credit and lending business, I have seen just about every situation someone can find himself or herself in. And 9 times out of 10, it's because they trusted a so-called "professional" and did not understand the process themselves. You should make sure that you feel comfortable with all aspects of the loan process. I'm not implying that you need to know as much as the lender or broker, but make sure you understand what's going on.

For instance, ask questions about what the charges are for, and who they go to. Many lenders include hundreds and sometimes thousands of dollars in junk fees (funding fees, appraisal review fees, or excessive processing fees). You need to be aware that CLOSING COSTS ARE NEGOTIABLE.

You also want to establish a time frame of how long it will take to close the loan. Will it take two, three, four weeks? Longer? You need to know this up front because if it takes longer than promised, this may be a bad sign that the lender or broker is having difficulty getting your loan approved or they may come back with a different program or higher rate.

With the exception of reverse mortgages, 99% of the time, all residential mortgages should close in less than four weeks, and that's if there is a refi boom going on, it should be closer to two to three weeks in a normal market. If it takes longer than this, your lender or broker may be stringing you along to pop a higher interest rate and closing costs later. Please watch out.

Last note here -

If any broker or lender advises you NOT to pay your mortgage because you are refinancing, RUN FOR THE HILLS!! I am very serious about this. I have had very difficult times attempting to refinance people who have come to me after some scheister mortgage broker strung them on for two months and told them not to pay their mortgage. It may sound ridiculous, but please DO NOT put too much trust in anyone! Except maybe your spouse, and that's a big maybe;-)

I could go on and on about stories like this all day, but the bottom line is to ASK QUESTIONS BEFORE YOU TRUST ANYONE! You know what it feels like when you're uncomfortable with someone. (This is the way I used to feel every time I took my car to the mechanic. I finally got rid of this feeling by buying a new car! - If you're a mechanic, no offense intended;)
